Modified bitumen

Modified bitumen roofs, repaired and replaced.

Multi-ply, asphalt-based and tough under foot traffic — a proven system for low-slope roofs that see a lot of activity.

Why mod bit still makes sense

Modified bitumen is built in layers — a base sheet and a granulated cap sheet — so a single puncture doesn't go straight through to the deck. It handles rooftop traffic from HVAC service well and is familiar to every inspector and insurer.

What we do

  • Blister, seam and lap repairs on existing mod bit roofs.
  • Metal counter-flashing at walls and chimneys, where most leaks start.
  • Coatings to restore aging cap sheets — see roof coatings.
  • Full replacement in mod bit or a single-ply system when the building is better served.

FAQ

Questions owners and managers ask.

How long does a modified bitumen roof last?

With good drainage and maintenance, a two-ply modified bitumen roof commonly lasts 15 to 20 years. Granule loss, blistering and open laps are signs it's aging.

Can you coat a modified bitumen roof?

Yes, if the roof is dry and the plies are well adhered. A coating can add years of life without a tear-off.
